Boerum Hill homes top Brooklyn’s luxury contracts

Borough saw 18 contracts signed last week

Brooklyn’s luxury market is holding steady. 

The borough saw 18 contracts signed last week for the second period in a row, according to Compass’ weekly report on homes asking $2 million or more. Brooklyn last month shed a start-of-year slump and weekly contract totals have remained at 15 or above ever since. 

Homes in Boerum Hill notched the priciest deals inked last week, including the top three contracts. An analysis by The Real Deal ranked the neighborhood third among Brooklyn’s most expensive among Brooklyn’s most expensive in the second quarter of 2022, as the market rode 2021 highs into the first half of last year. 

The most expensive home to enter contract last week was 451A Degraw Street with an asking price of $5.5 million. The 3,800-square-foot townhouse has four bedrooms and three bathrooms, along with multiple outdoor spaces, including a rooftop deck and garden.

The second most expensive home to enter contract was Unit 516 at 58 Saint Marks Place with an asking price of $4.7 million. The 2,300-square-foot duplex condo has three bedrooms and two bathrooms. 

It also has a 700-square-foot landscaped terrace with a built-in outdoor kitchen. The building’s amenities include a full-time attended lobby, live-in resident manager and wellness and health facilities. 

Sales at the 100-unit condo building are handled by an in-house team. 

Of the contracts signed last week, eight were for townhouses, eight were for condos and two for co-ops. The average asking price was $3 million and the average price per square foot was $1,216. The homes spent an average of 147 days on the market and had an average discount of 1 percent from original listing price.
