$6.4M Cobble Hill townhouse tops list of Brooklyn luxury contracts

19 contracts signed for a total of $60M

The first week of March saw a surge in high-priced townhouses going into contract in Brooklyn.

Deals for 19 properties asking $2 million or more were inked last week, on par with the previous week’s 18 contracts signed, according to Compass’ weekly report. However, the combined volume of last week’s deals soared to $60 million, an increase over the previous week’s total volume of $46.2 million.

The median asking price was $2.7 million, up slightly from $2.6 million the week before.

The most expensive home to go into contract was a $6.4 million townhouse in Fortis Property Group’s Polhemus Townhouses complex in Cobble Hill. It marks the first resale within the complex. According to property records, the sellers paid $6.1 million for the unit in 2019. The 3,720-square-foot home at 92 Amity Street comes with an elevator, two outdoor gardens and a rooftop terrace.

The second priciest contract was for a townhouse in Park Slope. The six-bedroom home at 873 President Street spans nearly 4,900 square feet and has a large backyard patio and a wood-burning fireplace. It was only on the market for 37 days before a buyer snapped up the property, which was last asking $6 million. The average time on market for the 19 luxury homes that went into contract last week was 197 days.

Townhouses once again dominated the list, with 10 of the contracts signed last week. Seven of the deals were for condos and just two were for co-op units.
