Manhattan’s biggest hotel project this year? It’s a tie

Sam Chang and David Marx share No. 1 spot and claim four of the top 10

The biggest Manhattan hotel developments under construction this year will add about 4,400 rooms. Most of those projects, perhaps unsurprisingly, are smack in the middle of the island.

Standouts on the list — which ranks projects based on number of rooms — are Sam Chang’s McSam Hotel Group and Marx Development Group, with two apiece. And the Big Apple is poised to get its first Virgin- and Hard Rock–branded hotels, developments that will add nearly 1,000 rooms combined. Here are the details.

1 and 2. (tie) A hotel at 450 11th Avenue and the Marriott TownePlace Suites/SpringHill Suites at 140 West 28th Street in Chelsea tied for the No. 1 spot with 531 units each. The 11th Avenue project, from David Marx’s development firm, will sit across the street from the Javits Center, stand 43 stories tall and measure about 213,000 square feet. The Chelsea project, from McSam, will rise 46 stories tall.

3. The 520-key Hyatt Place at 350 West 39th Street also is a Sam Chang development. Earlier this year he refinanced the Garment District hotel with a $160 million loan from Deutsche Bank. The new Hyatt, which is already open, stands 25 stories tall.

4. The Arlo Midtown, at 351 West 38th Street, is next to Chang’s Hyatt Place development. The Arlo comes from London-based Quadrum Global, which in 2014 partnered with Chang to acquire the now-subdivided lot where the projects are being built. The Arlo is to have 490 keys.

5. With 460 rooms, the 38-story Virgin Hotel Project at 1225-27 Broadway in NoMad features a glass curtain wall. The Lam Group is the developer and Stantect is the architect behind the project, which also has retail at the base. The the first Virgin hotel in New York City, it is slated to open in 2020.

6. The Hard Rock Hotel New York at 151-159 West 48th Street in Midtown will have 445 rooms. Rising 37 stories, the Extell Development project will be the city’s first Hard Rock–branded hotel.

7. At 461 West 34th Street, the recently-opened Courtyard by Marriott Midtown West is another Hudson Yards-area hotel from Marx. It has 399 rooms and ground-floor retail. Standing 29 stories, the hotel is owned and managed by Endeavor Hospitality Group.

8. The 350-key Waldorf Astoria New York is undergoing a major redevelopment. Located at 301 Park Avenue, the famed hotel is receiving a $1 billion makeover from Anbang Insurance Group, which is converting a portion of the hotel’s rooms into luxury condominiums. The developer is focusing on returning the hotel to its original state and drawing in foreign buyers.

9. The Riu Plaza in Times Square, from developer Tribeach Holdings, will have 343 rooms at 145 West 47th Street. The 27-story project will have a parking garage as well.

10. With 341 rooms, the Renaissance New York Chelsea Hotel comes from Jeffrey Lam’s Lam Generation. In 2017, the developer sued its neighbors, Edison Properties and the Kaufman Organization, to gain access to the building next door so it could continue to construct its 40-story hotel. Lam acquired the site, 112 West 25th Street, from Extell for about $68 million in 2013. It’s slated to open in January.
