Say ahhhh: Dentist’s 15 CPW pad hits market asking $27M

Dr. Alexander Mikhailov bought the unit for about $9M in 2008

A dental mogul bought a 34th-floor apartment at 15 Central Park West for just under $9 million over a decade ago. And now he’s ready to sell it.

Dr. Alexander Mikhailov, who owns multiple dental practices, is listing Unit #34C at the luxury complex in Lincoln Square for $26.5 million. Brown Harris Stevens’ Paula Del Nunzio has the listing.

Should the pad sell at its asking price, the deal would come out to a little under $9,600 per square foot for the 2,761-square-foot, six-room home.

Mikhailov, an immigrant from the former Soviet Union and the original owner of the unit, couldn’t be reached for comment.

Del Nunzio said the building has a “star quality” that attracts renters and buyers. She said that her client, who does not live in the unit, had rented out the home for an “extremely high price.”

The agent declined to cite that rental price. Curbed reported in 2014 that Mikhailov was renting the pad for $55,000 a month.

Another — larger — 34th-floor unit also is on the market there, asking a lower price of $23.9 million. Unit #34A was first listed last year for $29.5 million, according to StreetEasy.

Del Nunzio said each unit is different and that apartments can sit on the market for any given reason. She said #34C is “beautifully furnished” and has a “perfect east-west alignment,” with views of the park on one side and the Hudson River on the other.

A Brazilian billionaire recently shelled out $18 million for his second apartment at the building, and an heiress spent $50 million to buy musician Sting’s former home there.

Arthur and William Zeckendorf developed the 202-unit Robert A. M. Stern-designed complex, which opened in 2008. The building is bound by West 61st and West 62nd Street and overlooks Central Park. Some buyers at 15 Central Park West have followed to the Zeckendorfs’ latest development at 520 Park Avenue.
