Adam America to develop 19-story mixed-use building on UWS

Project has ties to Michael Dell's private investment firm

Adam America is bringing a 19-story mixed-use building to the Upper West Side.

The developer is planning a development with 44 residential units, according to documents filed with the city’s Department of Buildings on Tuesday.

As previously reported, the development site at 2503-2509 Broadway was sold in September to an entity tied to MSD Partners — the private investment firm that exclusively manages Michael Dell and his family’s money. The firm also provided a $35 million loan for the project, with the option to take an equity stake later on.

According to current zoning regulations, the site at the corner of West 93rd Street can accommodate a 75,000-square-foot structure. Thanks to a 15,000-square foot deduction for energy-efficient exterior walls, the new building plan includes 85,000 square feet of residential space, in addition to 5,000 square feet of commercial space on the ground floor.

Amenities will include a golf simulator room, a dog wash and a library lounge.
