The top 10 biggest real estate projects coming to NYC

Greenland USA’s project at 18 Sixth Avenue in Brooklyn topped the list

The outer boroughs dominated October’s list of largest real estate projects coming to New York.

All of the top 10 projects filed last month were in Brooklyn, Queens and the Bronx, while nothing from Manhattan or Staten Island made the cut. The largest project was a residential tower at 18 Sixth Avenue, which is part of Greenland USA’s massive Pacific Park megadevelopment in Brooklyn. The second largest was a trio of buildings at Cape Advisors’ massive development on 30th Drive and 31st Avenue along the Astoria waterfront.

Overall, the list was split between five projects in Brooklyn, three projects in Queens and two projects in the Bronx. Other notable developments included a pair of Brooklyn schools in Borough Park and Greenwood Heights and a 128-unit residential project in the Bronx from Height Advisors.

The full list of October’s top 10 biggest real estate projects is below:

1. 18 Sixth Avenue, Brooklyn

The largest project filed last month was Greenland USA’s Pacific Park residential tower in Brooklyn at 18 Sixth Avenue. The project will include 810 units and span about 779,000 square feet, split between 727,000 square feet of residential space and 52,000 square feet of commercial space. Greenland previously planned to include about 760 units in the project, split between 551 rentals and 213 condos, but it now appears that the tower will consist solely of rental units. The entirety of Pacific Park spans 22 acres and 15 buildings overall, and Greenland has sold three of its development sites to the Brodsky Organization and TF Cornerstone.

2.11-12 30th Drive, 11-28 30th Drive and 11-37 31st Avenue, Queens

These three Queens projects are part of Cape Advisors’ residential development on the Astoria waterfront. The project at 11-12 30th Drive will span about 200,000 square feet with 275 residential units, while the one at 11-28 30th Drive will span about 175,000 square feet with 266 residential units. The building at 11-37 31st Avenue will be roughly 110,000 square feet with 168 units. Each building will be nine stories tall, and the one at 11-12 30th Drive will include 500 square feet of retail on the first floor. All of the units will be rentals, and about 30 percent of them will be affordable.

3. 1358 36th Street, Brooklyn

The third largest project from October was a school in Borough Park that will stand nine stories tall and span about 167,000 square feet. Architect Mark Mariscal will design the building, which comes from the nonprofit religious organization Congregation Beis Shloime. The school will be a four-year private rabbinical college.

4. 308 Livingston Street, Brooklyn

A 160-unit apartment complex planned for Downtown Brooklyn took the No. 4 spot. The mixed-use project comes from Demetrios Yatrakis’ Lonicera Partners and will stand 23 stories tall. It will span 115,790 square feet, split between 109,331 square feet of residential space and 6,459 square feet of commercial space. The project would stand 235 feet tall, and amenities would include a gym and a rooftop deck.

5. 100 Lenox Road, Brooklyn

This residential project in Flatbush will span 104,300 square feet and contain 62 residential units. The property will stand eight stories and 80 feet tall and comes from Ben Beitel’s Besyata Investment Group. The architecture firm JFA will design it.

6. 43-21 64th Street, Queens

This Woodside project from the Chetrit Group and Queens developer Mount Sinai Properties took the No. 6 spot on October’s list. The 11-story residential building will include 122 apartments and span about 99,000 square feet, split between 95,000 square feet of residential space and 3,400 square feet of commercial space, which will likely be for a car showroom. The building will also include rooftop space and recreation rooms on the eighth floor.

7. 951 Olmstead Avenue, Bronx

The Bronx made its first appearance on the list courtesy of a 128-unit residential building that developer Height Advisors is planning for Castle Hill. The building will span about 89,000 square feet and stand seven stories tall. It appears to be the first Height Advisors project in the Bronx.

8. 2047 Ryer Avenue, Bronx

The other Bronx project to make the list comes from UA Builders at 2047 Ryer Avenue in Fordham. The 91-unit building will stand 13 stories and 115 feet tall and span roughly 61,000 square feet. Although UA Builders frequently works on projects for WeWork, this building is not for the co-working giant.

9. 77-63 Vleigh Place, Queens

This mixed-use Queens project will span 56,485 square feet, split between 19,853 square feet of commercial space, 19,173 square feet of community space and 17,459 square feet of residential space. The four-story building comes from Valeri Matatov of VP Capital Holdings, and architect Michael Vorland is designing it. It will stand 54 feet tall and contain 18 residential units.

10. 840 5th Avenue, Brooklyn

October’s list closed out with a school at 840 5th Avenue in Greenwood Heights spanning about 47,500 square feet. The project comes from the New York City School Construction Authority, and it will stand four stories and 66 feet tall. Massa Multimedia Architecture will design it.
