Permits filed for 218-unit housing complex in East New York

A 218-unit housing complex is coming to East New York — a sign of increasing development in the neighborhood.

Pennrose Properties, a Philadelphia-based multifamily firm, pre-filed permits for a nine-story project at 50 Pennsylvania Avenue, according to records filed with the city’s Department of Buildings on Wednesday. The plans call for a 179,000-square-foot building split between 157,000 square feet of residences and 22,000 square feet of commercial space. The structure will replace a single-story commercial building.

The new development will be built a block from the Broadway Junction transit hub, an area that has experience a surge of interest from developers. In 2016, East New York was rezoned, prompting an influx of permits to build in the area.  That year, developers filed applications for 339 residential units. The following year that number shot up to 1,303 units — many of them affordable housing.

Elsewhere in Brooklyn, Pennrose co-owns 1800 Park Place in Crown Heights. Last summer, the developer inked a deal with C-Town grocery store for 17,000 square feet for the retail portion of the development.
