Solow’s 52-story skyscraper on West 57th Street topped the list

A Midtown Manhattan skyscraper topped the list of biggest projects filed with the city in April.

Solow Realty and Development’s plans at 12 West 57th Street grabbed the No. 1 spot last month. The tower will stand 52 stories tall and span 383,134 square feet, split between residential and commercial space. Other large projects coming to the city include a storage facility on Staten Island, a mixed-use project on Metcalf Avenue in the Bronx, and a trio of buildings in Forest Hills from Phipps Houses. The top 10 overall was split between Queens (four), Manhattan (three), the Bronx (two) and Staten Island (one). Brooklyn did not make an appearance on April’s list.

The full list of April’s top 10 biggest real estate projects is below:

1. 12 West 57th Street, Manhattan
The top project from April went to Solow Realty and Development, which is planning to bring a 52-story skyscraper to West 57th Street with 80 residential units and 383,134 square feet of space. This will be divided between 202,738 square feet of residential space and 180,396 square feet of commercial space. Solow bought the site in 2012 for $120 million, outbidding Gary Barnett. Its development plans have not been entirely smooth, as Metropolitan Fine Arts and Antiques, the ground floor tenant at 10 West 57th Street, filed a lawsuit against Solow last year, accusing the firm of harassing it to try vacating the building.

2. 2111 Richmond Terrace, Staten Island
A giant storage facility on Staten Island took the No. 2 spot on April’s list. The seven-story project from Amerco Real Estate Company would span 305,076 square feet and stand 80 feet tall. It will replace a garage that was built on the site in 1962, according to YIMBY.

3. 1240 Metcalf Avenue, Bronx
The Bronx took the No. 3 spot on the list thanks to Phipps Houses’ plans for a mixed-use project at 1240 Metcalf Avenue in Soundview, alternately addressed as 1661 Westchester Avenue. The project, designed by Dattner Architects, will stand 12 stories tall and span 219,546 square feet with 249 residential units. It will be split between 201,498 square feet of residential space, 13,348 square feet of commercial space and 4,700 square feet of community space.

4. 144-49 Northern Boulevard, Queens
Queens’ first spot on the list was for CW Northern LLC’s project at 144-49 Northern Boulevard in Flushing. The 17-story development, designed by My Architect PC, will have 132 units and span 213,270 square feet, split between 116,127 square feet of residential space, 48,318 square feet of community space and 48,825 square feet of commercial space. The project will also include 489 parking spaces.

5. 62-27 108th Street, Queens
The next three spots on the list all belong to a Phipps Houses development in Forest Hills. The nonprofit housing developer is planning the buildings on land in Queens occupied by the Forest Hills Co-Op Houses complex, where residents voted to leave the New York City Housing Authority last year. The largest building, at the No. 5 spot, would span 198,911 square feet and include 183 residential units across 17 stories, and it would include space for a community facility as well. The building is being designed by Curtis + Ginsberg Architects.

6. 62-27 108th Street, Queens
The second largest building in the Phipps Houses trio will stand 13 stories tall and span 157,448 square feet with 144 residential units. Curtis & Ginsberg Architects will design this one as well.

7. 62-27 108th Street, Queens
The last Phipps Houses building will also stand 13 stories tall but span just 131,889 square feet and include 115 residential units, along with community space. This building will also be designed by Curtis & Ginsberg Architects.

8. 799 Broadway, Manhattan
Normandy Real Estate Partners is planning a 12-story building in Greenwich Village that will span 128,539 square feet. Normandy purchased the property in 2016 with its partner Ares Management for $101 million, and the company now plans to demolish the existing structure and replace it with a Class A office building designed by Perkins & Will Architects.

9. 622 West 51st Street, Manhattan
This eight-story commercial storage building from Illinois-based LSC Development will span 123,181 square feet, and SGW Architects will design it. Parking mogul Gary Spindler used to control the site, but he signed over a long-term ground lease on the lot to LSC Development in February. The 99-year lease runs through 2116.

10. 1074 Washington Avenue, Bronx
A mixed-use, 12-story building in the Bronx rounded out April’s top 10 projects. The property will contain 154 residential units and span 112,767 square feet. Curtis + Ginsberg Architect will design the project, and the affordable housing company Bronx Pro Group is developing it.
