APF has big plans for its new Hudson Square office building

The company paid Michael Aryeh $65M for 163 Varick earlier this year

APF Properties intends to double the height and boost the square footage of its office building at 163 Varick Street, plans filed with the city’s Department of Buildings on Monday show.

According to the plans, the building’s height will increase from six to 12 stories and the commercial square footage will increase from 45,000 to 75,000 square feet. The 11th and 12th floors will have outdoor terrace space and storage and factory space on the second, third and fourth floors will be freed up for new offices. The company also plans to install new ground floor retail, filings show.

APF principal Kenneth Aschendorf declined to comment about the renovation and construction work.

APF bought the commercial building at 60 Charlton Street.

The company owns other commercial properties in Manhattan, such as 24 West 57th Street.
