Law firm signs massive lease at William Kaufman’s 77 Water

Consulting firm Arup also expands by 25K sf

Law firm Lewis Brisbois Bisgaard & Smith is taking a 100,952-square-foot spread at the William Kaufman Organization and Principal Real Estate Investors’ 77 Water Street, sources told The Real Deal.

Kaufman-subsidiary Sage Realty Corporation will take control of the building in April, when a master lease to Goldman Sachs expires. The bank has been subletting space to other firms.

At the moment, Lewis Brisbois occupies floors 19 through 21 spanning around 75,000 square feet under a 2010 sublease from Goldman Sachs, according to sources. The new 15-year deal replaces that sublease and also includes the full 18th floor.

Avison Young’s Jonathan Larsen and Mitti Liebersohn represented the tenant, while Sage Realty’s Michael Lenchner represented the landlord in-house.

Meanwhile, engineering consulting firm Arup agreed to expand from five to six floors, adding 25,286 square feet.

Insurance giant Travelers Companies previously owned a 49-percent stake in the tower but sold it for $117.6 million in 2014.
