Cayuga Capital and landowner Michael Patti are partnering to develop a three-story commercial building on the northern edge of Williamsburg.

The site, located at 8-16 Berry Street, now holds a 43,240-square-foot warehouse with tenants such as the Brooklyn Athletic Club.

The new property that Cayuga and Patti filed plans for on Wednesday with the Department of Buildings would feature seven ground-floor retail units, a parking garage for 97 cars, a community facility on the third floor, and a roof deck. The property would span 29,364 square feet, with 24,900 square feet of commercial space and about 4,500 square feet of community space.

The site is located about a block from the William Vale hotel complex.

Patti had filed plans in 2011 to build a five-story commercial building on the site, but the project has not come to fruition.
