Dunn Development files plans for 180-unit rental on Brownsville NYCHA site

Deeply affordable project will be known as Dumont Commons

Affordable housing builder Dunn Development Corp. filed construction plans for Dumont Commons, a 180-unit building at 405 Dumont Avenue in Brownsville, Department of Buildings’ records show. Dunn won the rights for the site in a bid with the New York City Housing Authority, which owns the Van Dyke public housing complex at the same address.

The construction plans differ slightly from what was announced in May, when Dunn was chosen from a wide field of affordable housing developers for the project. According to the newly filed plans, the 12-story building will have eight fewer units than were originally proposed. Although not detailed in the DOB plans, a representative for Dunn confirmed the project will have an eight-classroom early childhood center and an urgent care and wellness center.

Tenant amenities detailed in the construction filing for Dumont Commons include a children’s pay area, gym, computer room and social services offices. Energy from the building will be partially sourced from rooftop solar panels. SLCE Architects is designing.

According to a press release from the city last year, apartments planned for Van Dyke will have deep affordability, requiring family incomes to fall between 30 and 60 percent AMI, or area median income.

“It will bring tons of jobs to the community, at least 50 employees for the two health care programs and 33 employees for early childhood and pre-K,” the developer Martin Dunn told the New York Times in May.

According to a review of permits data by The Real Deal, Dumont Commons is the 14th new building application of any size filed in Brownsville over the last year.

Dunn, who founded the eponymous company in 1998, is also behind a nearby affordable project called Livonia Commons in East New York, a 278-apartment development funded in part with loans and tax credits from city and state housing agencies. The company more recently filed plans for a 121-unit rental building in the Crotona Park section of the Bronx.
