Brooklyn-based developer Joseph Brunner is planning a new eight-story commercial building in East Williamsburg, according to a permit application filed with the city’s Department of Buildings on Friday.

The roughly 113,700-square-foot building will replace two warehouses at 347-359 and 361-363 Flushing Avenue, which house several manufacturing businesses, including textile dye company Color Tex.

Plans call for two floors of parking for 326 cars; several floors for retail and office space; and the top four floors designated as a community facility.

Karl Fischer, the architect for the project, said the community facility will likely be a school, and that one of the retail floors could hold a supermarket, though plans have not yet been finalized.

Brunner, who runs Bruman Realty with Abe Mandel, picked up the East Williamsburg development site last month for $11.2 million. The developers also purchased a third, block-long warehouse last month, at 78-92 Kingsland Avenue in North Williamsburg, for $12.5 million.

Further north in Brooklyn, Brunner also has plans for a 90-unit apartment building in Greenpoint.

An in-depth look from The Real Deal at the who’s who of Hasidic Brooklyn’s real estate scene listed Bruman Realty as one of the most active investors in prime Brooklyn neighborhoods.

Bruman Realty was not immediately available for comment.
