Even in the dog days of summer, the city’s developers are hard at work planning new projects, and they’re focusing on the outer boroughs. All of August’s 10 largest permit applications topped 100,000 square feet, but only the month’s biggest new project – Sheldon Solow’s 42-story mixed-use tower at 685 1st Street in Midtown East – is planned for Manhattan.
Queens was home to three of August’s top 10 applications, including a 380,000-square-foot rental building in Astoria to be built by Shibber Khan. Brooklyn saw three as well, the largest being Moshe Braver’s 305,000-square foot rental project in Bushwick. The Bronx saw two new large projects, while Staten Island brought up the rear with just one big application, for Triangle Equities’ Lighthouse Point, according to data from PropertyShark.
685 First Avenue, Manhattan
Sheldon Solow filed plans for a 770,000-square-foot tower on the East River at 39th Street, just south of the United Nations. The project is slated to include 550 residential units, along with 10,000 square feet of commercial space and another 56,000 square feet of manufacturing space. Richard Meier & Partners is the architect of record. Solow bought the plot in 2005 from Consolidated Edison, along with an adjacent 3-acre plot for $630 million in 2005.
30-77 Vernon Boulevard, Queens
Shibber Khan’s Astoria-based Criterion Group filed plans to expand the low-rise warehouse at the site, on the East River in Astoria, into a nine-story, 380,000-square-foot rental building. The project will include 569 units, along with a 151-car parking garage. Nyron Hall Engineering is the architect of record.
198 East 135th Street, the Bronx
Williamsburg-based Cheskel Schwimmer filed a permit application for a 25-story rental building, comprising 347,000 square feet of residential space over 465 apartments, just off the Major Deegan Expressway. The structure’s ground floor will also house two retail spaces totaling 5,900 square feet, and a 128-car parking garage.
338 Evergreen Avenue, Brooklyn
Brooklyn landlord Moshe Braver filed plans to build 180 rental apartments housed in a 5-story, 305,000-square foot building in Bushwick. Braver bought the site, along with the adjacent 889 Bushwick Avenue, for $15 million last year.
350 Clarkson Avenue, Brooklyn
David Kramer’s Hudson Companies filed plans for an 8-story, 205,000-square-foot structure at the Prospect-Lefferts Gardens site. The building will have 250 rental apartments, and 5,700 square feet of ground-floor retail space, plus a 150-car parking lot.
3-50 St. Nicholas Avenue, Queens
Meir Babaev’s AB Capstone filed plans to construct a 180,000-square-foot mixed use building at this Ridgewood address. The 17-story structure’s lower five floors will house about 90,000 square feet of commercial space, while its upper 12 floors will contain 130 residential units.
35A Bay Street, Staten Island
Triangle Equities filed a permit application for its 16-story, 145,000-square-foot Lighthouse Point project in the island’s St. George neighborhood. It will feature 116 apartments and three stories of retail. Cooper Carry Architects is the architect of record.
1835 Sterling Place, Brooklyn
The New York City Housing Authority filed plans for a five-story 123-unit residential building with ground floor retail on this Brownsville site. The structure will comprise 140,000 square feet total. Dattner Architects is the applicant of record.
294 East 162nd Street, Bronx
NoMad-based Bell Urban filed plans for a 12-story, 126-unit affordable rental project in Melrose. The building will be 117,000 square feet. Dattner Architects is, again, the architect.
149-03 Archer Avenue, Queens
Queens-based Pride Hospitality Group submitted a permit application for an 18-story, 283-unit hotel at this downtown Jamaica site. The building will measure 110,000 square feet, with rooms averaging 390 square feet. Manish Savani is the architect of record.
