Kahen Properties plans 21-story NoMad building

Project at 145 Madison to include 71 apartments and a 2,500 sf retail space

UPDATED, 2:00 p.m., May 12: Kahen Properties has filed plans for a 21-story building at 145 Madison Avenue in NoMad, according to a permit application filed with the city’s Department of Buildings Tuesday.

The filing shows the new 210-foot development, between East 31st and East 32nd Streets, would feature 71 apartments over 56,618 square feet of residential space, as well as 2,477 square feet of commercial space in the building’s cellar and first floor. It does not specify whether the project is a rental or condominium building.

The second floor will house a single apartment and 1,612 square feet of recreation space for residents, according to filings, with four apartments on each of the third through 15th floors and three units on each of the 16th through 21st floors.

Permits have yet to be filed to demolish the existing six-story office building at 143-145 Madison Avenue.

Steven B. Jacobs Group is the architect of record, the filing shows.

Alex Kahen, head of the Midtown South-based development firm, declined to comment on the project. The company acquired the property, as well as an adjacent building at 143 Madison Avenue, for $12.2 million in 2013.
