Alloy Development is listing its biggest penthouse at One John Street in Dumbo today for $8.8 million, or about $2,400 per square foot.

The penthouse is one of the most expensive condo units in Brooklyn to date, according to Jonathan Miller of appraisal firm Miller Samuel. It spans more than 3,600 square feet and boasts 27 windows. AJ Pires, a partner at Alloy, called the unit “fairly dramatic.” While Brooklyn townhouses have sold in that price range — at least 17 in the last decade — no single condominium units seem to have traded for that price yet, Miller said. If sold at the listing price, Miller continued, it’d be the most expensive unit of its kind in the borough, according to his data.

The developer also released a set of new renderings for the pad.

At Two Trees Management’s Clock Tower Building at nearby 1 Main Street, the owner of a penthouse unit is asking $18 million. An apartment at Toll Brothers’ Pierhouse is listed for $10.5 million.

Miller continued that much like Soho and Tribeca in the 1980s — the neighborhoods with the highest average sale prices in Manhattan – Dumbo is full of former manufacturing buildings that are ripe for conversion.
