Muss and AvalonBay to build 30-story Sheepshead Bay tower

Project would comprise 250 apartments spread over 280K sf

In July, word surfaced that Muss Development and Avalon Bay would build a mixed-use development in Sheepshead Bay. New filings indicate that the project will literally tower over the neighborhood.

New York YIMBY reports that architect Perkins Eastman is seeking a permit to build a 30-story, 333-foot building at 1501 Voorhies Street, located in a baseball diamond-shaped Lot Between Sheepshead Bay Road and the Sheepshead Bay Station on the B,Q line. The news site notes that the tower would be the neighborhood’s tallest since the post-war years.

The project would comprise 250 apartments spread over 280,000 square feet, with 15,000 square feet set aside for commercial use. The plans also call for a 124-space parking garage and 52 additional spaces in a surface lot.

Condos at Muss Development’s Oceana tower have commanded prices of $600 per square foot since the market bounced back, compared with $400 per square foot at other condo buildings in Sheepshead Bay and Brighton Beach, according to YIMBY.
