Steepest, cheapest listings to hit Manhattan this week

On the high end: Two posh Plaza Hotel pads. On the low: Wall-through air conditioner.

The two priciest single-family residential listings to hit the Manhattan market this week were both located inside the storied Plaza Hotel at 1 Central Park South.

Laurence Kaiser and Craig Dix of Key-Ventures had the priciest of the pair with a $49.5 million condominium at 1 Central Park South. Composed of the Plaza’s former grand state rooms, the home totals 3,413 square feet and boasts 13-foot high ceilings. All rooms in the three-bedroom pad face Central Park, and ownership of the property comes with perks like reduced rates to La Palestra’s Spa and Gym and the Palm Court, as well as concierge, maid and in-room dining services.

Second on the pricey end this week is a $26.9 million four-bedroom condominium, also at the Plaza’s 1 Central Park South. The 4,368-square-foot unit is spread across two levels and boasts Central Park views from every window. The Corcoran Group’s Bernice Leventhal and Sarah Thompson have the listing.

Third most expensive this week is a $12.5 million co-op at 1 Sutton Place South in Midtown. The full-floor, four-bedroom residence boasts garden and East River views and is located in a white-glove co-op with a private elevator vestibule, library and formal dining room. The living room features a wood burning fireplace and oak herringbone floors, while the master bedroom has an ensuite bath and adjacent dressing room that could be converted to a additional bedroom. The cheapest listing to hit the market this week is a $285,000 two-room studio co-op at 25 Tudor City Place in Murray Hill. The home features a renovated kitchen and bath, through-the-wall air conditioner and original details such as high ceilings and hardwood floors. The hallways of the building have also been recently renovated, and the property boasts a roof deck with city and river views. Halstead Property’s Eileen Shannon Smith has the listing.

Second cheapest this week is a $295,000 two-room studio co-op at 160 Cabrini Boulevard in Hudson Heights. Located on a high floor in the building, the pad boasts herringbone floors, a dressing area and separate kitchen. Corcoran’s David Libchaber has the listing.

Last but not least this week, a $299,000 studio co-op at 5 Tudor City Place in Murray Hill ranks third on the inexpensive list. The unit features large casement windows, an updated kitchenette and subway-tiled bath, oak-strip flooring and a through-wall air conditioner.
