Sheet metal manufacturer All City Metal is departing its longtime location in Long Island City for a space nearly double the size in Maspeth, according to a release from commercial and industrial brokerage Kalmon Dolgin Affiliates. The firm departs a 12,000-square-foot building and 7,000-square-foot yard in Long Island City for new digs measuring 45,000 square feet and a yard 15,000 square feet in size. Building amenities include 16-foot ceilings, eight drive-indoors, three exterior loading docs and a full sprinkler system, according to the release. “All City Metal was looking for a larger building that could also offer them an outside space, much like the one they had in Long Island City,” Neil Dolgin, co-president of KDA, said in the release. “With its close proximity to a number of major highways, multiple amenities and generous square footage, the property at 54-35 46th Street was the perfect fit for their growing business.”
KDA’s Fred Rufrano represented the landlord at 54-35 46th Street in the deal, while Greiner Maltz brokers Avi Feinberg and Jack Isenberg represented All City Metal. The tenant signing follows a flurry of large art storage and shipping company leases arranged recently by Kalmon Dolgin. The brokerage negotiated 35,000 square feet for Circkers at 106 Bayard Street in nearby Williamsburg in October of last year, and negotiated a 67,000-square-foot deal for London-based fine art storage company Cadogan Tate New York at 301 Norman Avenue in Greenpoint last month. — Julie Strickland
