The Land Use Committee of Manhattan Community Board 11 is close to selecting a rezoning plan for a 60-block swath of East Harlem, DNAinfo reported, and the planners involved are looking into a hybrid plan, or a separate proposal for different sections of the neighborhood, DNAinfo reported.

East Harlem not been rezoned since the early 1960s.

The hybrid plan includes adding more industrial mixed-use development in the northern part of East Harlem. And in spots with shorter brownstone buildings, there would be a height restriction in hopes of preserving the character of the neighborhood. In addition, to increase affordable housing, the rezoning would allow developers to build high buildings in areas where zoning permits to create permanent affordable housing units.

As The Real Deal reported this summer, East Harlem stands to lose thousands of units of affordable housing by 2040, as a third of the 40,500 subsidized units are slated to rent at market rate. [DNAinfo]Zachary Kussin
