New City Properties is moving onto part two of its effort to redevelop the site of the Neuhoff meat-packing plant in Germantown.
The Atlanta-based developer, which is revamping the former factory with a mix of adaptive reuse and new construction, is adding additional apartments, office and retail to the project, the Nashville Business Journal reported.
Cousins Properties, also based in Atlanta, and JP. Morgan have each invested $275 million in the development.
The latest planning documents show 1324 Second Avenue North will be converted into nearly 24,000 square feet of retail space, a seven-story, 234,000-square-foot office building and a 319-unit apartment complex.
New City bought the 4.77-acre site for the second half of the project for $26.25 million in 2019.
The next leg of the project builds on the Neuhoff District’s $550 million first phase, which converted the former meat-packing plant into a mixed-use hub that now includes a 14-story office building, retail and hundreds of apartments.
The district has already drawn major office tenants like Butler Snow, which took 31,000 square feet in March 2024, and Boston Consulting Group, which signed a deal to occupy 23,000 square feet in August.
Neuhoff is positioned as a key piece of the city’s evolving East Bank riverfront. Eventually, the development is set to connect to Oracle’s 70-acre future international headquarters in Nashville’s River North district via a new pedestrian bridge.
Nearby, GBT Realty is planning a mixed-use tower featuring retail, co-working spaces, a hotel and residential units adjacent to the Oracle HQ.
In addition, the Fallon Company’s East Bank project, which will include up to five residential buildings and three hotels on 30 acres surrounding Nissan Stadium — the home field of the Tennessee Titans — is expected to start construction next year.
