The Texas-based tunnel and equipment company has filed plans to build a 32-unit apartment complex at 4300 Paradise Road, with access to a future Vegas Loop tunnel station, the Las Vegas Review-Journal reported.

Boring’s investors include Miami-based Lennar, with expertise in residential development, an unidentified source told the newspaper.

Plans call for a six-story, U-shaped building with 32 apartments but only 24 parking spots —  far fewer than the 189 spaces typically required because most residents could just access the attached loop station, the project’s justification letter said.

The complex would contain a bar and lounge open only to residents, a game room, a gym and an outdoor courtyard, with a ground-level bodega with a drive-thru.

Object Dash, a Boring affiliate, bought the 1.3-acre site in July for $6.4 million, or $4.9 million an acre.

The justification letter filed to the county said that the project west of the University of Las Vegas  is compatible with other resorts, hotel-casinos and condominiums nearby.

“The proximity to UNLV is also ideal, adding much-needed housing options adjacent to the school,” the justification letter said.

The attached loop station would be part of the University Center Loop now being dug by Boring to connect its land between Paradise and University Center Drive, Virgin Hotel Las Vegas, the apartments at 4300 Paradise and the Las Vegas Convention Center.

When completed, the privately funded Vegas Loop would contain a 68-mile tunnel for Tesla shuttles stopping at 104 stations across the resort corridor, Downtown Las Vegas and points of interest such as Allegiant Stadium, according to the Review-Journal.

The only stretch now operating connects four stations at the Las Vegas Convention Center, one at Resorts World and the newest station at Westgate. The next station is likely one being built at Encore.Dana Bartholomew
