H-E-B to anchor Barshop & Oles’ Georgetown development

H-E-B is launching another store in Austin’s fastest-growing suburb, anchoring a Barshop & Oles development.

The San Antonio-based grocery chain aims to open a roughly 110,000-square-foot store and a fuel station, at 10110 Ranch-to-Market Road 2338, in Georgetown, the Austin Business Journal reported

Construction of the store is set to cost $30 million, plus $2 million for the fuel station and carwash, according to a filing with the Texas Department of Licensing and Regulation.

H-E-B will be the focal point of Austin-based Barshop’s Parmer Ranch Marketplace, a 31-acre shopping center that will feature two 40,000-square-foot retail buildings, along with five additional pad sites for lease or purchase, depending on the property’s use. Construction of the shopping center is slated to begin within the next two months, pending permit approval, and open in summer 2025.

The development will have similarities to Barshop’s other Austin projects, such as Arboretum Market, Bar W Marketplace, Brodie Oaks and H-E-B Bee Cave Shopping Center.

Barshop is drawn to the area’s rapid growth, including other nearby suburbs like Round Rock, Leander and Pflugerville. Georgetown’s population, which stood at 87,000 last year, has grown by 29 percent since 2020, according to the U.S. Census Bureau. 

“There’s just a lot of new residential growth that’s been heading out to that western portion of Georgetown,” Barshop’s Milo Burdette told the outlet. “After we completed the Bar W Marketplace in Leander — it is 100 percent leased and doing great — we moved farther north where the growth is heading. This is the next major intersection up there.”

Meanwhile, H-E-B opened another Georgetown store last summer, as part of Wolf Lakes Village — a 164-acre planned community with retail, restaurants, hotels, multifamily, a movie theater, offices and medical space. The opening of the 121,000-square-foot H-E-B store and a 60,000-square-foot medical facility marked the first phase of development. Construction of the residential portion followed.

H-E-B’s other Georgetown location is at 4500 Williams Drive.
