Coral Gables

Fitness moguls Alex Pirez and Carolina Garcia-Pirez bought a waterfront teardown in Gables Estates from a seller with ties to Silicon Valley for $10.5 million.

Records show the couple bought the house at 650 Leucadendra Drive from Yellow House Three LLC, a Florida entity managed by Square Seven Management. Square Seven Management is a subsidiary of San Francisco-based Iconiq Capital, an investment firm that advises tech executives. It worked with Mark Zuckerberg and Priscilla Chan on their $53 million purchase of 600 acres in Kauai in 2021, Mansion Global reported.

Pirez and Garcia-Pirez relaunched Body & Soul Gym in Miami in 2012. Pirez is also the president of Mocca Group, a Miami-based development firm. The couple run in a high-profile circle; in 2023, Pirez’s 50th birthday was attended by Derek Jeter, Timbaland, Mario Carbone, Daniel de la Vega, Kobi Karp, and David Martin, according to World RedEye

The Square Seven-managed entity bought the Gables Estates house for $6 million in 2021, records show. It was built on 0.9 acres in 1964, according to property records. It was marketed as a land opportunity with 250 feet of waterfront, a 70-foot dock and approved plans for a 13,500-square-foot mansion designed by Martin Newman Office, the listing shows.

Julian Cohen with Douglas Elliman had the listing, and Pirez, an agent with Mocca Realty, represented himself in the deal.

Boca Raton

In Boca Raton, a retired denim mogul bought a mansion for $8.4 million.

Records show Leslie Rudes bought the home at 7894 Dunvagen Court from Leland and Jeannine Morris.

Rudes co-founded Not Your Daughter’s Jeans with her sister, Lisa Rudes Sandel, and their father, George Rudes, in 2003. Five years later, they sold a 50 percent stake to the private equity firm Falcon Head Capital, according to California Apparel News. Crestview Partners and Maybrook Capital Partners bought the brand in 2013 for an undisclosed price, the Wall Street Journal reported.

The Morrises bought the Boca Raton mansion for $3.6 million in 2021, records show. It was built on 0.8 acres in 1987 and spans 9,100 square feet, with five bedrooms, five bathrooms, two half-bathrooms and a pool, according to property records.

It listed for $9.9 million in November, according to Zillow. Jeannine and Blake Morris with Lang Realty had the listing.

Tequesta

In Tequesta, the widow of “Carol Burnett Show” star Lyle Waggoner bought a SeaGlass condo for $9 million.

Records show Sharon Waggoner bought unit 203 at 1500 Beach Road from William and Marcia Ulm. It was one of the most expensive condo sales in Palm Beach County for February.

Sharon Waggoner was an actor herself, also starring on the “Carol Burnett Show” and in the 1974 series “Tattletales.” Her late husband was also known for starring opposite Lynda Carter in “Wonder Woman,” and as the first centerfold for Playgirl magazine in 1973.

The Ulms founded MLU Services, a disaster relief services provider based in Athens, Georgia. They bought two SeaGlass units when the building was completed in 2022. They bought unit 403 for $9.6 million, and unit 203 for $7 million, records show. They sold unit 403 for $12.5 million in 2023.

Unit 203 spans 3,600 square feet, with three bedrooms, four bathrooms and one half-bathroom, according to property records. The condo has been on and off the market since 2022, Zillow shows.

Nicholas Peterson with Perko Development had the listing, and Ryan Billings with Water Pointe Realty Group brought the buyer.

Jeffrey Soffer’s Fontainebleau Development and Perko Development Partners completed the oceanfront 10-story, 21-unit SeaGlass building in 2022.
