Regency Development Group is launching another residential project in South Florida.
The Miami-based firm kicked off sales for Regency Park, a 24-unit townhouse development planned for the assemblage at 809 Northeast 16th Avenue in Fort Lauderdale, said Michael Troyanovsky, a managing partner at Regency Development Group. The site runs along 16th Avenue between 8th and 9th streets in the Victoria Park neighborhood.

Regency, led by Troyanovsky and his father, Alex Troyanovsky, and Igor Michin, tapped George Colony’s Colony Group at the Keyes Company to lead sales and marketing. The units’ asking prices range from nearly $2 million to about $2.4 million, Troyanovsky said.
Construction could begin in October, and the townhouses are expected to be completed in 2027. Construction will take about 14 to 16 months, according to Troyanovsky.
Regency is self-funding construction. Records show the developer paid $7.5 million in 2023 for the 1.2-acre assemblage.
The project, designed by Kobi Karp Architecture & Interior Design with interiors by Arhidiza, will include a pool, spa, fitness center and co-working space, according to a press release. The townhouses will range from 2,930 square feet to just over 3,000 square feet, with rooftop terraces and two-car garages. They’ll have three or four bedrooms.
Troyanovsky said the sales team is targeting families relocating to South Florida from the Northeast.
Regency is also active in Bay Harbor Islands and Miami Beach. In December, Regency secured a $55.7 million construction loan for a luxury waterfront condo project in Bay Harbor called La Maré Regency Collection. The 33-unit building, at 9927 East Bay Harbor Drive, launched sales in 2023. It will be completed between the end of 2026 and first quarter of 2027.
