A developer could replace the Seville Mobile Home Park in Hallandale Beach with a 750-unit mixed-use, multifamily project, amid a surge in the redevelopment of South Florida mobile home communities. 

Seville General Partners, led by Paul Rosen, is asking for a rezoning of the 7-acre site at 426 Northeast Fifth Street and 515 North Federal Highway that would allow for six mid-rise buildings, according to city records. The preliminary plan is for the project to include 25,200 square feet of retail and 44,200 square feet of offices. An official project application and site plan have not been filed. 

On Wednesday, the Hallandale Beach Planning and Zoning Board will consider a request to rezone the site from Regional Activity Center Neighborhood to RAC Corridor. 

The two-lot site now consists of 130 mobile homes that can’t be moved and 35 seasonal recreational vehicles.

Across South Florida, developers have invested in manufactured home sites, including trailer parks and mobile home communities. Some are planning new projects. 

In El Portal, Adam Neumann’s Flow won the bid for the 16-acre former trailer park at 8500 Biscayne Boulevard with a $70.5 million offer in January. Flow hasn’t revealed its plan for the property. The site allows for a 3 million-square-foot mixed-use development with about 2,400 residential units. 

Ram Realty Advisors plans a 400-unit mixed-use multifamily project with some units at workforce rents on the Biscayne Breeze Mobile Home Park site at 11380 Biscayne Boulevard, and adjacent properties at 11320 and 11340 Biscayne Boulevard near North Miami. In November, Ram Realty started demolition of the existing mobile homes, records show. 

In December, Cade Capital paid $26.5 million for Sunnyside Motel & Trailer Park at 6020 Southwest Eighth Street and a retail building at 6024 Southwest Eighth Street in West Miami. Cade has no plans to vacate and redevelop the mobile home park, the firm’s broker said at the time of the purchase.
