Karlton Companies sold a waterfront spec mansion for $31.5 million, marking a record for Allison Island in Miami Beach. 

An affiliate of the company sold the six-bedroom, eight-and-a-half-bathroom home at 6494 Allison Road to Viktorija Casey, Fred Karlton said. He leads the Miami Beach-based firm with his son, Aaron Karlton. 

The 8,024-square-foot house was completed last year. It includes a two-car garage with lifts, a rooftop terrace, a gym with sauna and steam rooms, a pool, summer kitchen, boat lift and dock, according to the listing. 

Jordan Karp was the listing agent, and Dora Puig of Luxe Living Realty represented the buyer. The Elias Law Firm was also involved in the deal. 

The 0.4-acre property was on the market for nearly $35 million.

Fred Karlton said interest in the house increased in the last two months, and the buyer signed a contract for the property about two weeks ago. Sales activity at the high end of the residential market has generally been up since the presidential election, brokers say. 

Property records show the Karltons’ HWP 6494 Allison LLC paid $4.8 million for the lot in 2018. It’s next door to Lil Wayne’s former house, which the rapper sold in 2023 for $22.5 million. That home sits on a larger lot than the Karlton property. 

Lil Wayne’s sale held the previous record for guard-gated Allison Island. 

Karlton Cos. is also building a waterfront mansion at 1649 West 22nd Street, on the Sunset Islands in Miami Beach. The Karltons paid $19 million for the half-acre property and are constructing a 10,500-square-foot mansion. Fred Karlton said he’s looking to purchase more properties in Miami Beach. 

Other recent big-ticket sales in Miami Beach include the $26 million trade of the waterfront house at 5060 North Bay Road. And Agustin Herrán, the CEO of Sedano’s Supermarkets, sold his oceanfront home for $35.6 million in an off-market deal that marked a record for the Altos del Mar neighborhood of North Beach.
