Surf Club Four Seasons condo leads Miami-Dade signed contracts report

Buyers signed 14 luxury contracts across county last week, with the top deal snagging $30M

A condo asking $29.5 million in the Four Seasons Residences at the Surf Club topped signed contracts in Miami-Dade County last week.

Fourteen contracts totaling $170 million in asking dollar volume were marked in the Multiple Listing Service between Feb. 10 and Feb. 16. The report, published by Douglas Elliman’s Eklund-Gomes team, tracks listings asking $4 million and up across the county. The prior week, 16 luxury contracts were signed totaling $111.4 million in asking dollar volume. 

The week saw 49 luxury listings hit the market, bringing the total active listings to 1,323. 

Single-family homes accounted for eight of the signed contracts and $92.3 million of the asking dollar volume last week. These homes had an average asking price of $11.5 million and an average of 99 days on market.

The most expensive single-family home to go into contract was a 6,300-square-foot waterfront house at 166 Bal Bay Drive in Bal Harbour asking $24.9 million. Maria Cristina Tipacti with US Realty Bureau had the listing for the six-bedroom, seven-bathroom home, according to Realtor.com. It spans half an acre, and has a pool and a dock. Investors Samuel Ohev-Zion and Jacob Ohayon bought the home for $16.5 million in November.

Six condos entered into contract totaling $77.8 million of asking dollar volume. These condos had an average asking price of $13 million and an average of 100 days on market. 

The priciest condo to go into contract last week was the Surf Club Four Seasons unit asking $29.5 million. 

John Sandberg with Compass had the listing for the 5,300-square-foot condo, according to Redfin. 

The unit has five bedrooms, six bathrooms and one half-bathroom, staff quarters and an office, the listing shows. Hedge funder Patrick McMahon bought the unit for $14.8 million in 2017, records show. McMahon, who co-founded MKP Capital Management, and his wife Kristen McMahon bought a compound in Coral Gables for $18 million in 2020. The couple tore it down and built a new single-family home on the 3.5-acre estate.
