A developer proposes a 162-unit apartment project in Princeton, amid a continued rush on south Miami-Dade County.
Aconcagua Developers wants to build an eight-story building on a 3-acre site on the northwest corner of Southwest 248th Street and Southwest 128th Avenue in an unincorporated area of the county, according to an application filed late last month.
The development site consists of six lots at 12867, 12875, 12883 and 12891 Southwest 248th Street. Two of the lots don’t have addresses.
Aconcagua, led by Horacio Bossi of Argentina, is a Brickell-based development firm, according to Christophe DiFalco, CEO of Coral Gables-based investment firm DiFalco Group. DiFalco Group is an investor in the project.
The developer is asking the county for an administrative site plan review.
The project will offer one-bedroom to two-bedroom apartments, according to the application.
South Miami-Dade has become a magnet for developers due to its ample supply of buildable land that comes at a discount compared to the county’s urban core. The area consists of the Princeton, Naranja, Leisure City and Goulds neighborhoods, as well as the municipalities of Homestead and Florida City.
Miami-based homebuilder Lennar proposes a 138 single-family home development on the southeast corner of Southwest 220th Street and Southwest 133rd Court near Goulds, as well as a 54 single-family home project on the southeast corner of Southwest 212th Street and Southwest 127th Avenue in Goulds.
Others betting on Princeton include Kendall-based Pinnacle, which wants to build a 110-unit affordable apartment project for seniors on the southeast corner of South Dixie Highway and Southwest 250th Street; as well as Lewis Swezy, who plans a 132-unit apartment building for low-income seniors at 13841 Southwest 252nd Street.
