Newly signed contracts bounce back for luxe Miami-Dade single-family homes

Buyers inked contracts for 13 houses, five condos asking $4M and up

Prospective buyers of luxury single-family homes showed up last week to sign contracts for more than a dozen properties in Miami-Dade County. 

Eighteen contracts were marked in the Multiple Listing Service between Jan. 20 and Jan. 26. The Eklund-Gomes report tracks listings of properties asking $4 million and up countywide. 

Inventory also increased by 37 new luxury listings. 

The asking dollar volume for the 13 single-family homes and five condos totals $177.3 million, according to the report, which is authored by the Douglas Elliman star-studded team led by Fredrik Eklund and John Gomes.

The single-family homes that entered into contract last week had an average asking price of about $9.3 million and spent an average of 115 days on the market. They totaled $120.8 million in asking dollar volume.

At the top of the report is a waterfront Miami Beach home asking $34.5 million that was previously under contract to a different buyer. The 10-bedroom, seven-and-a-half-bathroom house at 1350 West 29th Street, near North Bay Road and the Sunset Islands, is again under contract to a new buyer, according to the report. 

Property records show Edmond and Robin Leidesdorf own the nearly 7,400-square-foot house, which sits on a 0.6-acre lot. It’s on the market with Michael LeDuc, Mirce Curkoski and Albert Justo with The Waterfront Team at One Sotheby’s International Realty. The Mediterranean-style property includes 325 feet of water frontage and two docks.

The condos that secured buyers last week had an average asking price of $11.3 million and spent 114 days on the market, on average. They totaled $56.5 million in asking dollar volume.

The condo at the top of the report is unit 901, a 4,869-square-foot condo, at the Perigon in Miami Beach. The four-bedroom, five-and-a-half-bedroom unit is on the market with Douglas Elliman’s Philip Freedman and Diana Garchitorena for $23.9 million. The oceanfront building at 5333 Collins Avenue is under construction and is expected to be completed in 2026, according to the listing. Mast Capital and Starwood Capital Group are the developers. 

The previous week, buyers signed contracts for six properties in Miami-Dade, asking a combined $74 million.
Last week in New York, buyers signed contracts for 14 homes, according to the latest Olshan report. Their combined asking price was nearly $150 million, and the typical home spent 694 days on the market.
