Vertical Developments is launching a Fendi Casa-branded luxury waterfront condo project in Aventura.
The developer, led by partner and CEO Fernando de Nuñez y Lugones, is planning the 16-story, 22-unit Avenia Interiors by Fendi Casa project for 20605 Northeast 34th Avenue, according to a press release. The announcement follows Vertical’s sales launches for the planned Riva Residenze in Fort Lauderdale in October, and Armani/Casa Residences Pompano Beach in November.
The developer bought the half-acre site for $7.5 million in 2023, records show.
Vertical tapped Douglas Elliman to lead sales and marketing for Avenia, with prices starting at $5 million, the release shows. The design team includes architect Kobi Karp and landscaping firm L&ND Design.
Units will span 3,500 square feet with three or four bedrooms, the release shows. Amenities will include a library, fitness center, spa facilities, game room, bar, pool and private event space. Construction is expected to be completed in 2027.
Aventura seems to be gaining attention from developers, following a yearslong condo development drought. Also this week, Related Group and BH Group launched sales for their planned Viceroy Residences Aventura, a 28-story, 274-unit condo project with prices starting at $900,000. Related’s Nick Pérez confirmed the firm is exploring more opportunities in the city as well.
Both the Avenia and Viceroy projects mark the emergence of South Florida’s exploding branded residence trend into Aventura. Developers say partnering with luxury brands, whether they’re in the hospitality, fashion, restaurant or auto industries, helps with marketing and sales. Brands provide buyers with an “instant recognition of quality,” de Nuñez y Lugones said via email.
