Palm Beach County’s condo sales and dollar volume fell last month.

November’s numbers totaled $177 million, falling from $239 million in October. Brokers closed 371 sales last month, down from 495 sales in October and 445 in September, Multiple Listing Service data from Redfin show.

Sale prices ranged from $40,000 to $12.5 million, with a median sale price of $245,000. The price per square foot ranged from $52 to $3,995, with a median of $222 per square foot.

In October, sales closed with a median price of $251,000, and $231 per square foot.

Unit N42, at 2 North Breakers Row in Palm Beach, took the top spot with a $12.5 million closing last month. The sale closed at $3,995 per square foot after 383 days on the market. Kevin Condon with Sotheby’s International Realty had the listing, and Suzanne Trapani Frisbie with Corcoran represented the buyer.

The sale price was more than October’s priciest sale. Unit 303 at Boca Residences sold for $9.6 million.

In contrast, unit 10 at Lake Clarke Gardens, at 2562 North Garden Drive in Lake Worth, closed for the least amount last month at $40,000 — or $54 per square foot. The sale closed after 134 days on the market. Sharon Tocket with Gracious Homes Realty handled both sides of the sale.
