Oceana Key Biscayne closing tops Miami-Dade weekly condo sales 

Top 10 sales ranged from $1.6M to $8.4M

Miami-Dade County’s condo sales, dollar volume and price per square foot fell last week, as an $8.4 million closing topped the list.

Brokers closed 120 condo sales totaling $78.8 million from Sept. 22nd to Sept. 29th. The previous week, brokers closed 134 condo sales totaling $93.8 million.

Last week’s units sold for an average price of $656,812, lower than the $684,642 average price from the previous week. The average price per square foot fell to $475 from $503, according to data from Redfin.

For the top 10 sales, prices ranged from $1.6 million to $8.4 million. 

Unit 1002S at Oceana Key Biscayne at 360 Ocean Drive in Key Biscayne took the top spot with an $8.4 million closing. Giulietta Ulloa and Ximena Ulloa, both with Berkshire Hathaway HomeServices EWM Realty, had the listing. Giulietta Ulloa also represented the buyer. The sale closed at about $2,500 per square foot, after 134 days on the market.

Unit UPH3 at Gran Paraiso at 480 Northeast 31st Street in Miami’s Edgewater closed for the second highest amount, $4.5 million, or about $1,300 per square foot. Adam Redolfi with Alure Capital had the listing. Mikhail MudrIk with The Agency Florida represented the buyer. The sale closed after 196 days on the market.
