Miami-Dade County’s condo sales, dollar volume, and price per square foot fell all last month amid the summer slump.
August condo sales totaled $470 million, falling from $624 million in July. Brokers closed 712 sales last month, down from 810 sales in July and 839 in June, Multiple Listing Service data from Redfin show.
August sale prices ranged from $92,500 to $20 million, with a median sale price of $380,000. The price per square foot ranged from $95 to $3,021, with a median of $388 per square foot.
In July, sales closed with a median price of $407,500, and $416 per square foot.
Unit LPH-N at Grove at Grand Bay, at 2669 South Bayshore Drive in Miami’s Coconut Grove, took the title of priciest sale last month. The sale closed at $19.5 million, or $1,937 per square foot after one year on the market. Chad Carroll and Lisandra Martinez with Compass Florida had the listing, and Rob Fuller and Malgozata Fuller with One Sotheby’s International Realty represented the buyer.
The sale price was more than July’s priciest sale. Unit 2801/2802 at Continuum South Beach in Miami Beach closed for $16.2 million.
In contrast, unit 1021 at Star Lakes Estates at 18801 Northeast Second Avenue in Miami sold for the lowest price — $92,500, which comes to $131 per square foot. The unit sold after 199 days on the market. Steve Menachem with United Realty Group had the listing, and Yessica Mejias with Keyes represented the buyer.
