Miami-Dade condo sales dollar volume drops in June to $699M

Number of closings fell to 841 from 989 in May

Despite an attention-grabbing Fisher Island sale, Miami-Dade condo sales, total dollar volume, and price per square foot tumbled during June.

June condo sales totaled $699 million, falling from $780 million in May. Brokers closed 841 sales last month, down from 989 sales in May and 979 in April, Multiple Listing Service data from Redfin show.

June sale prices ranged from $100,000 to $37 million, with a median sale price of $410,000. The price per square foot ranged from $109 to $5,286, with a median of $427 per square foot.

In May, sales closed with a median price of $410,000, and $444 per square foot.

Unit PH1 at 7001 Fisher Island Drive in Miami Beach took the top spot with a $37 million closing. The sale closed at $5,286 per square foot. Dina Goldentayer with Douglas Elliman represented the sellers, Danish tennis star Caroline Wozniacki and her husband, former NBA player David Lee. 

Isaac Lustgarten with Official represented the buyers. The sale closed after 168 days on the market.

The sale price was more than May’s priciest sale. A $17.8 million closing at Continuum on South Beach took the top spot.

In contrast, June’s cheapest sale was unit 4J at Andor Plaza, at 16850 Southwest Glades Drive in North Miami Beach. It sold for $100,000 — or $121 per square foot — after 122 days on the market. Suzanne Furlong with Coldwell Banker Realty represented both sides of the deal.
