Lease roundup: West Palm’s Nora District scores tenants, Coral Gables’ Zucca restaurant moving

Also, chefs’ collective B100M opened a three-in-one dining spot at Aby Rosen’s Miami tower

Del Mar, The Spot Barbershop, more | downtown West Palm Beach 

Developers of the mixed-use Nora District in downtown West Palm Beach scored four tenants. 

Cameron Mitchell Restaurants’ Del Mar, which offers Mediterranean cuisine, leased nearly 10,000 square feet of indoor space and a 2,000-square-foot patio; and Sana Skin Studio leased 1,800 square feet, according to the developers’ spokesperson. Women’s clothing and accessories store Mint leased 1,800 square feet, and The Spot Barbershop leased 1,300 square feet. 

Francis X. Scire Jr., who heads Nora District leasing, represented the developers. Keith Rogers of Restaurant Development Advisors represented Del Mar, and Daniel Pou of Horizon Properties represented The Spot Barbershop. Dillon Ross and Jon Paul Pirraglia of Ripco Real Estate represented Mint. 

The tenants will open at Nora’s first phase, said Ned Grace, co-founder of NDT Development, a Nora co-developer. Construction of phase one, a retrofit of warehouses along North Railroad Avenue, is expected to be completed early next year, and the tenants will move in shortly thereafter. 

West Palm Beach-based NDT and Miami-based Place Projects, led by Joe Furst, are developing the 40-acre Nora District in northern downtown West Palm Beach. It spans between Palm Beach Lakes and Quadrille boulevards, and between Dixie Highway and the Florida East Coast Railway tracks. Greenwich, Connecticut-based Wheelock Street Capital is a partner in Nora. 

The first phase will consist of 150,000 square feet of commercial space, 55,000 square feet of offices and a linear park. Subsequent development phases would include new towers on the north and south portions of Nora, including a 175-key hotel. New York hotelier Richard Born is an investor in the hotel. 

The developers plan to preserve single-family homes and townhouses at the center of the district. 

Zucca | Coral Gables 

Restaurant Zucca will move, but it’s staying in Coral Gables

Da Silva Hospitality Group’s Italian restaurant leased 6,400 square feet on the ground-floor of the Regency Parc apartment tower that’s under construction at 2601 Salzedo Street, according to the developer’s news release. Zucca will remain at its current outpost at the Hotel St. Michel at 162 Alcazar Avenue until it opens at Regency Parc in early 2026. 

Erasmo Da Silva is owner of his eponymously named hospitality firm. 

Coral Gables-based Codina Partners is developing the 20-story, 124-unit Regency Parc. The firm is led by father-daughter team Armando Codina and Ana-Marie Codina Barlick. 

L’Atelier Paris Haute Design | Miami Design District 

A custom French kitchen appliance and furniture brand opened in the Miami Design District

L’Atelier Paris Haute Design, led by Ricardo Moraes, leased a 1,900-square-foot showroom at 3818 Northeast Second Avenue, according to the tenant’s news release. 

Real estate investor Sam Herzberg, through an affiliate, owns the building, records show. 

The B100M | downtown Miami

Chefs’ collective The B100M opened a three-in-one dining concept in downtown Miami.

Macromia Group’s The B100M leased about 5,000 square feet at 100 Biscayne Boulevard, with the space featuring chef Alejandra Espinoza’s Ecuadorian restaurant Cotoa, chef Yasu Tanaka’s Sushi Yasu Tanaka, and Macromia culinary director J.D. Hilburn’s B100M, according to a B100M news release. 

Tanaka also has a sushi spot at Mia Market food hall in the Miami Design District. Macromia operates Mia Market in the Miami Design District. 

Aby Rosen’s New York-based firm RFR Holding owns the 30-story 100 Biscayne building. 

 

Grupo Eulen, Vanderweil Engineers, more | Doral 

Three companies leased offices in Doral. 

Grupo Eulen, which provides facility services and management, as well as aviation services, leased 6,000 square feet at the Offices at Doral Square at 8600 Northwest 36th Street, according to the landlord’s news release. Vanderweil Engineers leased 5,200 square feet, and Trust Lending leased 3,000 square feet. 

Doral-based Easton Group owns the eight-story, 141,300-square-foot building. 

Jake Weiss, of Easton’s brokerage division, represented the landlord. Adam and Zachary Talbot of Cresa represented Grupo Eulen. Peyton Dowd of Avison Young represented Vanderweil. 

Easton paid $28.5 million for the Offices at Doral Square in December, according to records. 

Ben Mandell’s Miami-based Tricera Capital had notified its investors in December that it had purchased the building with its partners. 

A source said Tricera has an ownership stake in the building as a passive investor. An Easton representative and Mandell declined to comment.
