Developers Propose 44-Unit Rental Building in Goulds

A trio of developers want to build a 44-unit multifamily building with workforce apartments in Goulds, marking continued interest in south Miami-Dade County’s residential market. 

Javier Sanchez, Marianna Parra Villegas and Adriana Ortega, through an affiliate, propose the six-story Horseshoe Cay Apartments on a 0.3-acre site at 21839 Southwest 118th Court in an unincorporated area of the county, according to the developers’ application to Miami-Dade filed last month. 

Designed by CF Architecture, the building would consist of one-bedroom and two-bedroom apartments. About 10 percent of the units would be workforce priced, the filing shows. 

Sanchez, Villegas and Ortega, through their Horseshoe Cay LLC, bought the development site for $1.2 million in July, according to records. The property consists of a vacant lot and a one-story, two-unit apartment building completed in 1958, records show.

The developers requested a pre-application meeting with Miami-Dade administrators, which is generally done to gauge county staff’s input on a proposal before an official application is filed. 

South Miami-Dade, home to vast tracts of land that sell at a discount compared with development sites in Miami neighborhoods, has become a magnet for apartment developers. 

Also in Goulds, Coral Gables-based Taurus Development plans a pair of apartment projects. The firm wants to build a 15-story, 159-unit building at 11888 Southwest 220th Street, where the majority of units would be workforce priced. On the southwest corner of Southwest 218th Street and Southwest 120th Avenue, Taurus plans an eight-story, 28-unit apartment building. 

Trinity Housing Partners, led by attorney Erick Deeb and electrical contractors Roberto Baroniel and Pep Alvarez, proposes a 234-unit age-restricted complex with a seven-story building and a five-story building at 11770 Southwest 214th Street and 11825 Southwest 216th Street in Goulds. The preliminary plan is for the project to target tenants ages 62 and older. 

South Miami-Dade also consists of the neighborhoods of Princeton, Naranja and Leisure City, as well as the municipalities of Homestead and Florida City. In Princeton, Alta Developers plans Princeton Commons with 308 units in nine buildings for the first phase, and 226 units in seven buildings for the second phase. The complex would be built roughly on the northwest corner of Southwest 127th Avenue Southwest 248th Street.
