Developers propose 234-unit age-restricted multifamily complex in Goulds

Trinity Housing Partners proposes a 234-unit age-restricted multifamily complex in Goulds, marking continued development appetite in south Miami-Dade County. 

Trinity, led by attorney Erick Deeb and electrical contractors Roberto Baroniel and Pep Alvarez, wants to build Trinity Sierra Bay, consisting of a seven-story building and a five-story building at 11770 Southwest 214th Street and 11825 Southwest 216th Street in an unincorporated area of the county, according to Deeb and an application filed to Miami-Dade last week. 

The Miami-based developers still are hammering out project details, though the preliminary plan is for market-rate apartments designated for renters 62 and older, Deeb said. 

Construction is expected to start late this year or early next year, and completion is expected in 2026, he added. 

Records show an entity affiliated with Deeb, Baroniel and Alvarez paid $3.5 million for the 5.6-acre vacant development site in 2021.

Baroniel and Alvarez lead Albert’s Electrical Service. The duo, along with Alvarez’s late father, Alberto Alvarez, have built single-family spec homes in South Florida, though Trinity Sierra marks the younger Alvarez and Baroniel’s first major development. 

South Miami-Dade, an area with an abundant supply of land priced at a discount compared with the urban core, has become a magnet for residential developers. In the latest flurry of project applications, Ricadri Group, led by Adriana Guerrero, last summer proposed a 93-unit apartment project at 21300 and 21320 Southwest 112th Avenue in Goulds

Also in Goulds, nonprofit developer Preservation of Affordable Housing last summer started building the two-building, 113-unit Meridian Point at Goulds Station on the corner of U.S. 1 and Southwest 216th Street. 

Others seizing on south Miami-Dade include Raimundo Onetto’s Alta Developers, which proposes a two-phase multifamily complex with 534 units on the northwest corner of Southwest 127th Avenue Southwest 248th Street; and Alirio Torrealba’s MG Developer, which proposes an 11-story, 258-unit multifamily building at 13480 Southwest 248 Street.
