Villa One Tequila Gardens | Miami Worldcenter
Nick Jonas’ and menswear designer John Varvatos’ Villa One Tequila Gardens will open at Miami Worldcenter.
The restaurant leased 12,294 square feet of rooftop space atop the Jewel Box retail building at 150 Northeast Eighth Street, according to a Miami Worldcenter’s news release. The 27-acre, $6 billion mixed-use development is at the intersection of downtown Miami and the city’s Park West neighborhood.
Villa One, which will open next year, also has outposts in Las Vegas and San Diego. It also will soon open in Los Angeles. The Miami restaurant will offer 150 tequila and mezcal options and Baja-style Mexican food, according to the release.
Miami Worldcenter Associates, led by managing partners Art Falcone and Nitin Motwani, in partnership with CIM Group, are the master-developers of MIami Worldcenter. Over the years, they have sold off lots at the 10-block site to various developers for construction of condo, apartment and hotel towers. Completed projects include the Paramount condo tower, and the Caoba and Bezel apartment towers. Among projects under construction are Lalezarian Properties’ Miami World Tower 1 with 550 apartments; Royal Palm Companies’ 50-story Legacy Hotel & Residences with 310 branded condos, a hotel and 50,000 square feet of medical offices; and Related Group and Merrimac Ventures’ 450-condo The Crosby.
Also, Merrimac, the Motwani family’s firm, is co-developing the second Caoba apartment tower with 420 apartments. Adam Neumann bought a stake in that development site in 2022.
The 80,000-square-foot Jewel Box is a glass-encased retail building. Miami Worldcenter has a total of 300,000 square feet of retail, restaurant and entertainment space. Over 93 percent of the retail space is leased, according to the release.
H&M | Brickell City Centre
Fast-fashion retailer H&M will open at Brickell City Centre late this year.
H&M leased 25,000 square feet across two floors at 701 South Miami Avenue in Miami, according to a news release from Brickell City Centre.
Hong Kong-based Swire Properties developed the 4.9 million-square-foot mixed-use project consisting of retail, two residential towers, two office mid-rise buildings and the East Miami Hotel.
Piegari Ristorante | Wynwood
Piegari Ristorante, founded in Buenos Aires and serving Italian cuisine, will open in Wynwood, marking its first outpost in North America.
The restaurant leased 4,200 square feet at 137 Northwest 26th Street in Miami, according to the tenant’s spokesperson. Piegari, which will open in March, will have a 160-guest dining room and a bar.
Alberto Chinkies owns Piegari.
New York-based Kushner Companies and Miami-based Block Capital Group own the building, according to Piegari’s spokesperson.

Coaster Fine Furniture | Miramar Park of Commerce
Coaster Fine Furniture is staying put in Miramar.
The furniture importer and distributor renewed its 250,400-square-foot lease at 10700 Enterprise Way within the Miramar Park of Commerce, according to a news release from the landlord.
The Ansin family, owners of Miami-based Fox News affiliate WSVN-Channel 7, developed and own the industrial and office complex through their Sunbeam Properties & Development. Miramar Park of Commerce consists of more than 5 million square feet of office, distribution, manufacturing and laboratory space.
Coaster, based in Los Angeles, first moved to the Miramar Park of Commerce in 2001, taking 150,000 square feet, the release says. In 2006, Sunbeam completed the build-out of Coaster’s current space.
