Palm Beach County condo sales dollar volume drops in January to $243M 

Number of closings fell to 440 from 538 in December

Palm Beach County’s January condo sales started the year slowly, with fewer closings than in December.

January condo sales totaled $243 million, falling from $273 million in December. Brokers closed 440 sales last month, down from 538 sales in December, and 641 in November, Multiple Listing Service data from Redfin show.

January sale prices ranged from $60,000 to $8.3 million, with a median sale price of $280,000. The price per square foot ranged from $57 to $2,510, with a median of $244 per square foot.

In December, sales closed with a median price of $275,000, and $245 per square foot.

An $8.3 million closing at Boca Beach Residences, which completed construction in October, took the title of priciest sale last month. Unit 202 at 725 South Ocean Boulevard in Boca Raton sold for $1,962 per square foot after 67 days on the market. Bonnie Heatzig with Douglas Elliman had the listing, and Jennifer Goldstein with Official represented the buyer.

The sale price was less than December’s priciest sale. Unit S45 at Two North Breakers Row in Palm Beach sold for $9 million — or $2,684 per square foot — after 193 days on the market. 

In contrast, January’s cheapest sale was Windsor unit A, at Four Windsor Drive in West Palm Beach. It traded for $60,000 — or $57 per square foot — after 91 days on the market. Melissa Iaria with Berkshire Hathaway Florida Realty had the listing, and Brittani Fortier with United Realty Group represented the buyer.
