David Lynd’s Lynd Living is launching sales of its planned Aileron Residences in Dania Beach, which marks its first condo project in South Florida. 

Prices for the planned 15-story, 380-unit building in Dania Pointe range from $350,000 to $2 million, according to a press release. Compass Development Marketing Group is leading sales for the project at 90 North Bryan Road. Construction is set to start later this year, Lynd Living President and CEO David Lynd confirmed.

The expected sellout is $300.8 million.

Lynd Living, headquartered in San Antonio, Texas, builds and operates multifamily properties across Texas, the Midwest and Florida. In 2022, Lynd bought a Miami Worldcenter site for $30 million for a 650-unit multifamily project.

Lynd’s Aileron units will range from studios to three bedrooms. The building’s amenities will include two pools, a fitness center, yoga studio, co-working space, a juice bar and an electric boat rental station. Designed by Coral Gables-based Nichols Architects, with interiors by HLS Interior Design, Aileron will also include 33,000 square feet of retail space on the ground floor. Aileron will also have townhouses on the ground floor, and a tiki bar open to the public. 

Dania Beach approved plans for the project, as well as a second, identical 380-unit residential building, in 2021. Asi Cymbal of Cymbal Development had landed a rezoning for the entire 11-acre block in 2019. Lynd originally planned to partner on the project with the longtime owner of the North Bryan Road site, Mike Lally. Records show Lally transferred the deed to a Delaware entity registered at Lynd’s offices in November.

“We started on this project about six years ago,” Lynd said. Since then, Spirit Airlines moved its headquarters to the neighborhood, and Dania Pointe’s retail stores opened

“Our target demographic is going to be retirees, young professionals and really everything in between,” he said. “We’re courting a lot of the Floridians who lived in Miami, where the cost has gotten too expensive.”

Other residential projects in the pipeline in Dania Beach include Rilea Group’s planned 120-story, 237-unit apartment and Dan Kodsi’s eight-story, 293-unit planned Elevate Apartments
