Broward condo sales dollar volume drops in December to $256M 

Number of closings fell to 738 from 829 in November

Broward County’s December condo sales trended much like neighboring Palm Beach and Miami-Dade counties: downward.

Broward’s December condo sales totaled $256 million, lower than $286 million in November. Brokers closed 738 sales last month, down from 829 sales in November and 851 in October, Multiple Listing Service data from Redfin show.

December sale prices ranged from $47,509 to $7 million, with a median sale price of $240,000. The price per square foot ranged from $74 to $1,723, with a median of $236 per square foot.

In November, sales closed with a median price of $245,000, and $235 per square foot — $1 lower than December.

Likewise, Miami-Dade and Palm Beach Counties both saw drops in condo sales activity during December. Miami-Dade County’s sales fell to $457 million from $504 million, and Palm Beach County’s sales fell to $273 million from $299 million.

Last month, a $7.2 million closing at Las Olas River House topped Broward’s charts. 333 Las Olas Way, penthouse 3210, in Fort Lauderdale, sold for $1,042 per square foot after 182 days on the market. Karson Dietrich with Premier Estate Properties had the listing, and Michael Sanson with One Sotheby’s International Realty represented the buyer.

The sale price was more than November’s priciest sale. Four Seasons Residences Fort Lauderdale unit 1903 led the way, closing at $4.6 million. 

Bringing up the rear, December’s cheapest sale was a Sunrise Lakes unit at 2700 West Sunrise Lakes Drive in Sunrise. Unit 105 traded for $47,509 — or $74 per square foot — after 42 days on the market. Andrea Pinto with Worth Clark Realty handled both sides of the deal.
