Palm Beach County condo sales dollar volume falls in December to $273M

Number of closings dropped to 538 from 581 in November

Palm Beach County condo sales and dollar volume continued to cool as the year ended, although the average price per square foot slightly rose.

December condo sales totaled $273 million, down from $299 million in November. Brokers closed 538 sales last month, compared to 581 sales in November and 641 sales in October, Multiple Listing Service data from Redfin show.

December sale prices ranged from $62,000 to $9 million, with a median sale price of $275,000. The price per square foot ranged from $78 to $2,864, with a median of $245 per square foot.

In November, sales closed with a median price of $260,000, and $232 per square foot.

For the first time in four months, a La Clara condo in West Palm Beach did not take the top spot. A $9 million closing at Two North Breakers Row in Palm Beach was the priciest sale last month. Unit S45 sold for $2,864 per square foot after 193 days on the market. Christian Angle with Christian Angle Real Estate handled both sides of the deal.

The sale price was less than November’s priciest sale. Spec developer Todd Glaser bought a La Clara penthouse for $18.8 million.

In contrast, December’s cheapest sale was unit 194 at Lakeside Village Condo 6, at 702 Lori Drive in Palm Springs. It traded for $62,000 — or $78 per square foot — after 40 days on the market. Noelle McIntyre with True Floridian Realty had the listing, and Elcir Rocha with LoKation represented the buyer.
