Still, the number of closings rose slightly to 677 from 672 in November

Miami-Dade County condo sales dollar volume dropped in December.

Last month’s condo dollar volume totaled $457 million, down from $504 million in November. Brokers closed 677 sales in December, up slightly from 672 sales in November, and down from 772 sales in October, Multiple Listing Service data from Redfin shows.

December sale prices ranged from $75,000 to $10.5 million, with a median price of $394,000. The price per square foot ranged from $114 to $3,019, with a median of $426 per square foot. In November, sales closed with a median price of $400,000, and $413 per square foot.

A $10.5 million closing at the Porsche Design Tower took the title of priciest sale last month. Unit 5201 at 18555 Collins Avenue in Sunny Isles Beach sold for $1,715 per square foot after 451 days on the market. Leandro Corrente with True Brokers handled both sides of the deal.

The sale price was lower than November’s priciest sale. Apogee unit 1504 at 800 South Pointe Drive sold for $19.3 million.

In contrast, December’s cheapest sale was unit A-121 at New World Condominium III in Miami Gardens, at 251 Northwest 177th Street. The unit traded for $75,000 — or $114 per square foot — after 27 days on the market. Kathleen Comerford with EXP Realty had the listing.
