Miami-Dade condo sales volume rises in November to $504M

However, the number of closings fell to 672 from 772 in October

Miami-Dade County’s condo sales volume rose to $504 million in November.

November condo sales totaled $504 million, up from $481 million in October. Brokers closed 672 sales last month, down from 772 sales in October and 809 in September, MLS data from Redfin show.

November sale prices ranged from $83,000 to $19.3 million, with a median sale price of $400,000. The price per square foot ranged between $94 to $4,631, with a median of $413 per square foot.

A $19.3 million closing at Apogee took the title of priciest sale last month. Unit 1504 at 800 South Pointe Drive in Miami Beach traded for $4,631 per square foot after 68 days on the market. Hillary and Daniel Hertzberg with Coldwell Banker had the listing, and Leah Barney with Official represented the buyer.

The sale price topped October’s priciest sale. Pizza mogul and Massachusetts commercial real estate developer Sal Lupoli and his wife, Kathleen, paid $14.2 million for Fisher Island unit 5373 at 5373 Fisher Island Drive in October

In contrast, November’s cheapest sale was an Ola Condo in Miami, at 15201 Northeast Sixth Avenue. Unit C110 traded for $83,000 — or $112 per square foot — after 25 days on the market. Elena Espino with KoRes Virtual Realty handled both sides of the deal.
