St. Regis Bal Harbour tops weekly condo sales in Miami-Dade

Miami-Dade County Condo Sales Tumble Last Week

Miami-Dade County condo sales, total dollar volume and price per square foot resumed their downward spiral last week, after a brief respite.

Brokers closed 107 condo sales totaling $61 million last week, down from 141 condo sales totaling $88 million the week prior.

Last week, units sold for an average of $572,000, lower than the $625,000 from the week prior. The average price per square foot fell to $469 from $496, according to data from condo.com. Last week, condos closed after an average of 61 days on the market.

For the top 10 sales, prices ranged from $1 million to $10.5 million. Only one sale out of the top 10 broke the $5 million barrier.

Unit 2401S at the St. Regis Bal Harbour at 9701 Collins Avenue in Bal Harbour took the top spot by a wide margin after one day on the market. Sergio Balinotti represented the buyer for the $10.5 million sale, which breaks down to $2,994 per square foot. Jose and Eli Sasson of Axiom Capital Advisors represented the seller.

The runner-up was unit 1704 at the Residences by Armani/Casa at 18975 Collins Avenue in Sunny Isles Beach, which sold for $2.5 million after 266 days on the market — or $1,579 per square foot. Pola Benchimol Levy with eXp Realty had the listing. Paolo Scattarreggia with MLR Realty represented the buyer.
