Miami-Dade County Condo Sales Rise Last Week

Last week, condo sales, total dollar volume and price per square foot rose across Miami-Dade county, reversing a trend from the prior week. 

Brokers closed 141 condo sales totaling $88 million last week, up from 111 sales and $87 million the week prior.

Last week, units sold for an average of $625,000, higher than the $543,000 from the week prior. The average price per square foot rose to $496 from $465, according to data from condo.com. Last week, condos closed after an average of 71 days on the market.

For the top 10 sales, prices ranged from $1.6 million to $3.3 million — marking two weeks in a row that the top sale failed to break the $5 million barrier.

For the second time this year, two condos tied for Miami-Dade County’s top weekly sale, as units at Turnberry Ocean Colony and Acqualina Ocean Residences both topped the charts at $3.3 million.

The sale of Turnberry Ocean Colony unit 504 at 16051 Collins Avenue in Sunny Isles Beach equated to $884 per square foot. The condo spent 182 days on the market. Marcia Page with One Sotheby’s International Realty had the listing, and Joseph Khalil with Avanti Way Realty represented the buyer.

The Acqualina Ocean Residences sale of unit 1601 at 17875 Collins Avenue in Sunny Isles Beach equated to $1,206 per square foot. It spent 62 days on the market. Victoria Romanenko with Golden Keys had the listing, and Karina Batievsky with Acqualina Realty represented the buyer.

While unusual, it’s not unheard of for two condo sales to share the top spot. Units at the Grove at Grand Bay in Coconut Grove and One Thousand Museum in Miami both closed at $7.6 million in January.
