Galbi Steakhouse & Sushi plans to open at Hyde Beach House condo-hotel

GALBI Steakhouse & Sushi | Hyde Beach House | Hollywood 

A Korean steak and sushi restaurant picked Hollywood for its first outpost outside its base in Connecticut. 

Galbi Steakhouse & Sushi, a sister restaurant to Gogi Steak & Sushi in Westport, Connecticut, will open next summer on the ground floor of the Hyde Beach House condo-hotel at 4010 South Ocean Drive, according to a news release from the tenant’s broker. The 10-year lease is for 3,300 square feet. 

Matthew Katzen of Lee & Associates South Florida represented Galbi. Ovy Anghel of Apex Capital Realty represented the landlord. 

An entity led by Gabriel Gordon of Spring Valley, New York, owns the commercial unit that Galbi leased. 

The Pérez family’s Coconut Grove-based Related Group completed development of Hyde Beach House in 2019. 

Pro Park, Elements & Accents | Hialeah, Doral 

Industrial real estate giants Terreno Realty and Prologis scored new tenants at their South Florida properties.

Packaging services firm Pro Pak pre-leased nearly 50,000 square feet at the building at 3741 West 112th Place that’s under construction. It’s part of Countyline Corporate Park’s fourth phase in Hialeah, according to Frank Trelles, the tenant’s broker. The firm is doubling its space from its current 24,000 square feet in Doral. 

Miami-based VS Real Estate is developing the building, along with the rest of Phase IV, on behalf of Terreno. Terreno, with offices in San Francisco and Bellevue, Washington, owns the 121 acres where Countyline Phase IV is under construction. W. Blake Baird is Terreno’s CEO. 

Pro Pak will move into the Countyline building early next year, shortly after construction is completed, Trelles said. 

This month, Triton Logistics also pre-leased at Countyline’s Phase IV, taking the entire building at 3621 West 112th Place. 

Elements & Accents, a firm that provides party equipment for rent, leased 38,400 square feet at  Prologis’ building at 8319 Northwest 12 Street in Doral, according to Trelles. The company is in the process of moving from its 17,000-square-foot space at 11250 Northwest 25th Street in Sweetwater. 

San Francisco-based Prologis is led by Hamid Moghadam.

Trelles worked with Jason Gonzalez, both of State Street Realty, to represent the tenants. Carlos Velasquez and Raul Estrada of VS Real Estate represented the landlord in the Pro Pak deal. George Pino and Brian Cabielles, also of State Street, represented Prologis. 

Both Pro Pak and Elements & Accents’ leases are for industrial spaces with offices. Elements is also planning to open a showroom.
