Miami-Dade condo sales fall in June to $700M 

$20M closing at Fendi Château in Surfside took the top spot

Miami-Dade County’s condo sales tumbled in June, with closings and dollar volume lower than in May.

June condo sales totaled $700 million, down from $742 million in May, yet still up from $647 million in April. Brokers closed 968 sales in June, compared to 985 in May, MLS data from Redfin show. June sale prices ranged from $72,500 to $19.8 million, with a median sale price of $400,000. Price per square foot ranged from $82 to $3,453, with a median of $433 per square foot.

In April, 930 condo sales closed, totaling $647 million.

Fendi Château unit 406 at 9349 Collins Avenue in Surfside took June’s title of priciest sale at $19.8 million — or $3,453 per square foot. Ximena Penuela with Clarte Realty, and Michele Redlich with Coldwell Banker represented the buyer. The condo spent 67 days on the market.

It’s a drop from May’s top sale, as Oceana Bal Harbour unit 2803 took the title of priciest sale at $22 million — or $4,245 per square foot.

June’s least expensive trade was a condo at Mar-len Gardens in North Miami Beach. Unit 202 at 1355 Northeast 167th Street sold for $72,500, after spending 120 days on the market. The deal breaks down to $82 per square foot. Howard Goldberg with RE/MAX Consultants Realty had the listing.

May’s cheapest trade, like April’s, was a condo at the Star Lakes Estates in Miami. Unit 309 at 19080 Northeast Third Street sold for $65,000.
