Palm Beach County condo dollar volume stays flat in May at $433M

Palm Beach County condo sales dollar volume remained flat in May, despite a boost in the number of closings.

Brokers closed 943 condo sales totaling $433 million in May, compared with 851 deals totaling $432 million in April, MLS data from Redin show. May sale prices ranged from $40,000 to $9.4 million, with a median price of $280,000. The price per square foot ranged from $58 to $3,012, with a median of $238.

In April, prices ranged from $32,200 to $18 million, with a median price of $268,000. The price per square foot ranged from $48 to $2,805, with a median of $233.

May’s priciest sale was Seaglass unit 501 at 1500 Beach Road in Tequesta, at $9.4 million. Nicholas Peterson with Elite Properties & Investments had the listing, and Thomas Hughes with Compass Florida represented the buyer. The deal breaks down to $2,619 per square foot and was completed after 177 days on the market. According to Redfin, the property was listed in late November for $11.8 million.

In April, the top sale reached $18 million, when spec developer Todd Michael Glaser and his partners flipped a Palm Beach penthouse.

By contrast, May’s most inexpensive sale was $40,000 for a unit at Century Village at 81 Waltham Drive in West Palm Beach. Aaron Rose with Re/Max Direct represented both sides of the deal. The condo spent one day on the market. The sale breaks down to $58 per square foot.
